This is a 1920's style semi-detached bungalow in need of modernisation. The property offers flexible accommodation of either 2/3 bedrooms or 1/2 receptions rooms plus conservatory and separate kitchen. There is a large loft space that could be converted, subject to the necessary consents, to provide further accommodation. Alternatively there is sufficient space in the 100ft long back garden to accommodate an extension to the existing building subject to planning. For the more speculative there may be some long term development potential in the garden which benefits from rear vehicular access via a service lane and easy pedestrian access to both Jersey Avenue and Guernsey Avenue.
Nestled in a loop of the River Avon the property is situated on the South East side of the city in Broomhill between Brislington and St Anne's Park. Nearby Sandy Park Road provides a range of local shopping facilities whilst a more comprehensive range of facilities can be found at the Brislington Retail Park on Bath Road. Local schooling is provided by Broomhill Infant and Junior School both with an Ofsted rating of good.

This property is being sold by Online Unconditional Auction - auction ends Wednesday 19th April 2017 at12:00 noon. Offers to purchase made prior to the closing of the auction are welcome, please contact the auctioneer. To bid visit: www.auctionhousebristol.co.uk
How it Works
This is a binding method of sale similar to a traditional multi-lot public property auction. The only difference is the bidding takes place on line. The succsecful purchaser will be required to pay a 10% deposit on the fall of the virtual gavel and contracts will be exchanged.
Bidding for properties online works in a similar fashion to eBay. You can place bids using your PC, tablet or mobile phone and the minimum amount you can bid is defined by the 'bid increment' level. When you place a bid, the property listing page will show you if your bid was successful and whether or not you are the highest bidder. When you are the highest bidder on a property, if another· bidder outbids you the system will notify you by email so that you can place another bid if you wish. The major difference from eBay is that our system eradicates sudden death 'bid sniping' through the use of auction 'extension times'.
The successful purchaser is liable to pay an admin fee of 0.3% of the purchaser price subject to a minimum fee of £720
A legal pack is available to download via www.auctionhousebristol.co.uk. Please note the successful purchaser will be responsible for reimbursing Auction House £350 for the cost of the searches contained in the pack.
Please note that in addition to the Buyer's Admin Fee a Buyer's Premium of £600 + VAT is payable on this lot.
*Guides are provided as an indication of each seller's minimum expectation. They are not necessarily figures which a property will sell for and may change at any time prior to the auction. Each property will be offered subject to a Reserve (a figure below which the Auctioneer cannot sell the property during the auction) which we expect will be set within the Guide Range or no more than 10% above a single figure Guide.
Please see the legal pack for any disbursements that may become payable by the purchaser on completion.
