Brockley Elm Brockley, Backwell Guide Price £600,000 - £700,000

An extraordinary opportunity to acquire a 3.1 acre (1.25ha) site that could, subject to planning consent, create a superb setting for a substantial and very valuable individual family home - a grand design perhaps, here in this most sought after small rural village surrounded by picturesque open countryside with far reaching views.

The property stands quietly almost 1/2 mile along a pretty country lane from the A370 Bristol to Weston Super Mare Road and comprises a virtually level yard and paddock with a range of redundant agricultural buildings found in a very attractive rural but not isolated position. The existing buildings include a part local stone former milking parlour and a similarly constructed former dairy, a pole barn and a larger rectangular modern barn that together total some 4,125sq.ft (383sq.m). In addition, there is a further open mono pitch shed that was once used for hay storage while, the paddock extends away to the North from the yard area with well established mixed species hedge and stock proof fenced boundaries and a water trough.

There is very definite potential commercial – office use for the property and an opinion was obtained from North Somerset Council in February 2012. The appointed planning officer confirmed that in his report at the time and copies of the report are available on request. However, the question of residential redevelopment was not considered or asked at the time and it is felt that a sufficiently sympathetic application for a single house and garaging replacing the current agricultural buildings could be successful. This is partly due to the clarification of planning policies in North Somerset since that time but also because of the reduced traffic movements to the site that would result from a residential use rather than commercial (non agricultural) use.

The same case was successfully made for a former nursery that we sold in a neighbouring parish and there now stands a stunning modern home replacing the nursery buildings and its original car park.

Usefully, this site is not in the Green Belt, though the land immediately to the south of this property on the opposite side of Brockley Way is in the designated Green Belt which further protects the outlook from Brockley Elm. The site stands within the Forest of Avon designation and within the Protected Species and their Habitats area of designation but any new construction should not require any tree felling or hedge row removal.
