We at Clarke’s aim to provide you with the best of both worlds. As we are an independent agent, you will receive a warm, friendly and professional service that you would expect from a well established local agent. However we also have the substantial back up of the biggest group of independent estate agents in the UK.

When you are ready for us to market your home, we arrange a convenient time with you to pop round and take internal photographs of your property. These details are then loaded on to our computer system and our own eye catching particulars are prepared. Once these details have been approved by yourselves, the TEAM national server automatically uploads your property onto the database. Therefore, the next day all the other TEAM branches across the country will have access to and be able to market your property.

As part of our marketing strategy, your details will then be emailed to the hundreds of potential buyers on our mailing lists and, where suitable, they will also receive a text message to alert them to your property. A full coloured set of these particulars will also be emailed and posted to all relevant applicants. Our sales team will also follow up these enquires by phoning the perspective applicant. We at Clarke’s feel that the personal touch cannot be over looked.

We feel that the right way to advertise your property is very important. One of the effective methods we use is investing thousands of pounds each month on our advertising and marketing budget. We believe that this is one of the most effective ways of informing as many people as possible. As well as our own personal website, we will market your property through nationally known sites such as Rightmove and teamprop, thus providing you with maximum exposure.

We are very proud of our service and the way we try to tailor it to exceed our clients expectations. One such way is to escort potential applicants to view your property if you wish or simply prefer us to. However, if you prefer, you can still do the viewings yourself! Either way, after each viewing we will give you a courtesy call to provide you with helpful and constructive feed back.

A very important sales process is qualifying any potential purchaser. Where possible, we aim to verify their position thus enabling you to make a more informed decision. If it could be of assistance, we have our own team of financial advisors who will be able to provide both financial advice and assistance.

Once a sale has been agreed, it is not a time for us to rest on our laurels. Lettings Referencing Fees

Please complete the referencing form found here and return it to the office. With the completed form, please also bring TWO forms of identification. One should be a photograph form if possible. Failure to provide identification will result in your application being rejected.

Tenants Guide to Fees

All fees include VAT currently at 20%

Tenants Application

  • Per property £200.00
  • Guarantor £35.00

NB: the above fees are non refundable

Initial Setup Costs

  • First months rent in advance varied per property
  • Deposit 1 x monthly rental fee

Other Charges

  • Late payments per 7 days £35.00
  • Letters regarding late fees/notices/ And breached of contract £35.00 - £50.00

Pet Fees

  • Should it be agreed that a pet can reside in the property a fee of £200.00 shall be payable for the 1st pet and £50.00 per additional pet.

Contractor Call Outs

  • When a tenant fails to keep an appointment with a contractor after confirmation has been agreed, then the contractors fee is paid by the tenant direct. Up to £50.00

Property Inspections

  • There is no charge for property inspections; however should access not be made available for the date and time agreed with the tenant then there will be a fee chargeable to the tenant. £35.00

Keys

  • Should you lose your keys or are unable to gain access to your property, we are able to arrange a call out to allow you access or can arrange for a locksmith to attend. You will be liable to pay in advance and in full for this service. Charges will vary dependent of the time and nature of this call £75.00 - £150.00

Holding fee: £100. This amount is non-refundable if you withdraw your application. However, if the landlord withdraws the property, then the £100 will be refunded. Otherwise, the £100 holding deposit will stay on your account and will come off your deposit total at the beginning of the tenancy.

We will start the referencing procedure when all forms are completed and ID provided. The result can take between 3-10 days, depending on your circumstances and whether you require a guarantor or not.

To take up the tenancy, you will need to come into the office to sign the agreement. You will also be required to pay your first month’s rent in advance, along with the remainder of your deposit. (Don’t forget we already have £100 towards this on account). This money must be in CLEARED FUNDS, so cash on the day, or debit card.

We will try to accommodate all moving dates, however, the safety of our tenants is of paramount importance. To ensure this, all of our properties have stringent health and safety checks conducted on them and certificates to confirm this. Therefore, an intended move in date may be delayed.
