Why You'll Like It
Owned by the the same family for the past 23 years (since construction in 1994) this substantial four bedroom family home has an outstanding adjacent parcel of land, in all approximately 5.5 acres making it ideal for those interested in keeping horses or simply wishing to enjoy space and privacy. Prior to marketing the property, the owners have comprehensively refurbished and updated the property including refitting the kitchen and bathrooms and redecorating throughout. Inside, the accommodation is arranged on three levels with the entrance being on the middle level which has a large entrance hallway with staircases to both the first floor and lower ground floor. The middle level (ground floor) has a large triple aspect living room and an en-suite double bedroom with beautiful views out over the stream to the land beyond. The integral garage is also on this level. Upstairs, the first floor has three bedrooms, the master having an en-suite shower room, walk in wardrobe/ dressing room and balcony. There is a further refitted bathroom on this floor. Down on the lower ground floor the newly installed fitted kitchen is a large 'L' shaped room with a long island unit which has a built in wine cooler as well as a bank of tower units which house the built in ovens, microwave and warming drawer. The kitchen opens out onto a covered patio via French doors. There's a separate utility room and a useful study. Next to the kitchen, a large dining room which could also be a 2nd sitting room if required also has French doors opening out onto the covered patio which makes a lovely place to enjoy the sound of the passing stream. Outside, there's a timber bridge over the little stream to the land which is a large field extending to approximately 5.5 acres. There is separate vehicular access to the field and a large open barn structure which could have many uses. Next to the house, the property has an extra area of garden/ land where it has been thought that it may be possible to build either another property or indeed extend the main house in some way (subject to any necessary planning consent. A unique and lovely place to live.
Where It Is
Perrancoombe is a tranquil valley location inland from the popular coastal resort town of Perranporth. With a pretty tumbling tree-lined stream and mostly individual houses the area feels a world away from the centre of the town yet is only a level walk or cycle ride away. Perranporth has grown in popularity over the years becoming something of a property hot spot in recent times. This is perhaps because
it offers one of cornwall's longer stretches of golden sand with activities ranging from Surfing, kitesurfing and paragliding to horse riding and volleyball all enjoyed here. Or if you prefer to watch the action, there are the popular Seiners Arms and Watering Hole Pub right on the beach! Tucked away behind the beach in the tall sand dunes there's an 18 hole links golf course. and back in the town itself is a popular rugby club. Perranporth airfield nearby offers opportunities to fly and parachute too so there really is something for everyone. The town itself has a well regarded primary school and a choice of shops and supermarkets with doctors surgery and many restaurants. There is a thriving local community here working in harmony with the holiday resort. The town is approximately 7 miles from Truro.
