Why You'll Like It

Away from it all amongst rolling hills and leafy lanes this large and flexible family home is full of character and very well set up for modern family life in the country. Although rural, Truro and Falmouth aren't far away and the village of Chacewater nearby has a host of local facilities. The property backs onto fields and has a sizeable garden and plenty of parking. The entrance is a pretty, stable door opening into the country kitchen. Slate flag stone flooring, hardwood work surfaces, the Belfast sink and an oil fired Rayburn define this no-nonsense country kitchen which has a pretty window seat and space for a breakfast table. There's a handy utility room off to the side and a shower room /WC (not too far to dash in from the outdoor hot tub). Next to the kitchen, the family room has timber floors and a cosy woodburner. There's a separate dining room with oak flooring and the sitting room is a lovely, square dual aspect room with super country views towards Chacewater. There's an open fire place too adding to the charm. Down a granite step a light and bright additional sitting room / study links the annexe bedroom to the main property. The annexe sitting room has French Doors opening out onto a patio to the side of the house. There are stairs up to a versatile room that could be used as bedroom 4 or would equally make a great play room etc. Also in the annexe part of the property is a small kitchenette / laundry room, shower room, storage cupboards and a bedroom with vaulted ceiling and Velux windows. This part of the property would be ideal for multi generational living or holiday/ long term letting with minimal adaptation. There is a separate stairway from the family room to three further bedrooms including the master. We really love the thoughtful low level lighting in the stairway which is automatically activated! The master bedroom is a light and bright dual aspect room with an ensuite bathroom which has a separate shower enclosure and deep bath (and Jack and Jill access to the landing). There's a great walk in wardrobe in the master too. Bedroom two has an en-suite shower room and bedroom three is another generous room with great ceiling height (surprisingly high for a cottage). As you'd expect the property hasUPVC double glazing (excludes stable door) and oil fired central heating via an external Worcester boiler to keep things cosy. Outside, the garden is large (but not too large). It has a lawn big enough for games but manageable in size and a well positioned raised, decked barbeque area with sunken hot tub built in. This delightful family home must be viewed to be fully appreciated!

Where It Is

The nearest village is Chacewater which has a well regarded primary school, doctors surgery, convenience shops, village hall and church etc. The hamlet of Twelveheads is also close as is The Bissoe Cycle Trail which connects Devoran and Portreath. Access to Truro is easy via Chacewater and Falmouth is also within commuting distance.

Do not follow Sat Nav! From the middle of Chacewater take the road up hill past the village hall and past the church. Head out of the village to the crossroads. At the crossroads turn left signposted Twelveheads 1. Carry on past the grass triangle on your left and the entrance to the access lane is on the left hand side. The neighbouring property Foxhole Farm at the start of the lane has a black metal fox on the gate post. The access lane is a long bumpy track and we advise viewers to speak with us about access before driving down the lane. It is unsuitable for vehicles with very low ground clearance. Visits to the property are strictly by appointment only.
