Why You'll Like It
This lovely modern home was constructed in 2013 to the owners specification and is situated in a delightful sunny garden plot in this ever popular village location. The property is a split-level bungalow which has been carefully planned to take advantage of the sunny aspect and to suit modern family life. The living space is all open plan with the living area itself being a wonderful space having patio doors and Velux style windows in the roof to allow the light to pour in. There's an abundance of room and the design works well with ample space between the kitchen, the dining area and the living space. Although open plan, everything is kept cosy with underfloor heating throughout the property and triple glazing. The underfloor heating pipes were incorporated in the floor from new so the slate flag floor feels warm under foot. There's further heat available from the stunning wood burner if needed too! The Kitchen itself has been designed and fitted to satisfy the most dedicated of cooks with loads of useful granite work surface including a large expanse of deep breakfast bar. The electric oven gas hob and chimney extractor are all built in as the focal point among the contemporary framed oak shaker style units. With a large separate utility adjacent to the kitchen the messy tasks are well out of the way and there's a handy door to the side patio for taking laundry outside etc. The front door and entrance hallway are up several steps from the living space and the contemporary front door is stylish and practical. From the entrance hallway, a further inner hallway leads to the three bedrooms all of which are of generous dimensions. The master bedroom has a contemporary en-suite shower room with double enclosure and there is a large family bathroom with separate shower and bath. We particularly like the way that plenty of built-in storage has been designed into the property and with modern features such as LED down lights also built in this really is a lovely home ready to be enjoyed. Outside the garden is surprisingly large with a generous front garden with patio to the side and rear of the property and a spacious rear garden with a large expanse of lawn and lovely outlook with plenty trees and bushes surrounding. There's a garden shed in addition to the sizable garage and separate workshop.
Where It Is
Silver Hill is a leafy road on the edge of the village. Properties here are individual, and tend to be in very generous and private plots. Perranwell Station is an extremely sought after village between Truro and Falmouth. With a branch line train station, this village thrives and has a popular pub - The Royal Oak, excellent primary school, cricket and football club and even a Morgan garage! With a friendly and busy community, the local amenities are valued and well supported by the locals and the village enjoys good passing trade from visitors, cyclists and neighbouring villagers.
The driveway to the property serves a neighbouring property also and is under their ownership. There is driveway parking within the boundary of the property and while the owners have not needed to install a garage door that would be quite possible for a new owner to do.
