The land is situated between the Torquay ring road and Higher Edginswell Lane on the urban fringe of Edginswell, Torquay. Access to the site is from Edginswell Lane.
turning off the roundabout and choosing the right hand land turn right at the traffic lights on to the Newton road. A short distance along, a turning on your right hand side takes you into Orchard Way. Proceed along Orchard Way and you will see a small sign on your left signed All Routes. Immediately after this sign is a turning to the left into Edginswell Lane. This is immediately opposite the new Eden Vauxhall garage. Having turned left pass by Edginswell Close on your left, which is a private road, and just above it is a fork with a left hand turning into Collaton Road. Ignore this turning and proceed right continuing along Edginswell Lane. Ignore a further turning left into Higher Cadewell where there is a wall mounted postbox and continuing along Edginswell Lane you will see a field gate on your left with the For Sale sign mounted. Just beyond this gate are some buildings with the next turning left having ten house signs on a timber board with Woodland View being the top left hand name, taking this turning a short distance up this hill is an ungated opening on your left with Edginswell Orchard on the left hand gate post. Immediately to the right of this gate and facing you is a timber gate which gives access to the grass lane on which there is a further access to the land. Viewers are asked to arrange parking outside of the property and not to use the green lane for a vehicle when viewing. Both gates should be closed on leaving the site.
The land does not have any planning consents on it although it has been considered by the local authority in past discussions as part of the Edginswell Valley proposals. The land is not being sold subject to planning. It is an amenity block with future potential.
The land extends to 0.84 of an acre described on the Edginswell Valley Scheme as 3,221 sq.m. The land is identified on the attached plan edged in red.
Immediately off Edginswell Lane is an access drive up to some relatively new development, off which is a gated green lane which gives access down into the subject land. There is also an access gate off Edginswell lane. Both gates will be signed for easy identification. The green lane is not in the Title of Brends Orchard but there is an established right over a considerable number of years down this lane into the subject land with the lane originally carrying on through Edginswell Valley to the south west. The plan attached does indicate the green lane.
MANNER OF SALE
The property is to be offered on the open market with the invitation for bids in excess of £75,000 (Seventy Five Thousand Pounds). All bids submitted will be disclosed to existing bidders and all bidders will be given the opportunity of revising their bids when exceeded by bids received from third parties. Attached to these sales particulars is a Disclosed Bidding Form, which is to be completed when submitting an offer.
Bidders will be required to confirm their status when submitting offers and would need to advise us if their purchase was subject to any other sales or funding.
ACCEPTANCE OF BIDS
On submitting the final highest bid prospective purchasers will be advised that this is accepted, subject to contract and will be expected to sign a contract within three weeks of the receipt of this contract.
